Finca Montaña

This is a magnificent family property (a 16.700m² plot) nestling in a spectacular hilltop location overlooking the Mediterranean. The accommodation has six/seven bedrooms, divided into three sections: a three/four bedroom modern house, a separate self-contained two-bedroom apartment, and another single-bed studio apartment. There are three sun terraces and a pool surrounded by its own shaded terrace. The total enclosed living space is 350 m².

The main house has been completely modernised and is fully self-contained, using water from its own well and power supplied by a combination of wind and solar, with a back-up diesel generator built into the mountain side. All systems are fully automated and operated from single switches. There is double-glazing throughout, central heating for winter use and air conditioning in summer. Essential to any such large property is the utility area and workshop facilities just below the house.

An entrance hall leads directly into an open-plan modern kitchen/diner with central island and a large comfortable living room. This in turn opens onto a large sun room which can also be a separate diner, either fully enclosed or opened to extend onto the front terrace. The main living room has an elegant glass-fronted wood burning stove if the central heating is not in use

Next to it is a study/office (which currently enjoys telephone and broadband internet connection) but which could be alternatively used as a single bedroom. The spacious master bedroom is also on the ground floor and has a large fitted wardrobe and en-suite bathroom. There are double doors from the bedroom onto a large private terrace outside.

On the other side of the entrance hall is a snug, ideal for sitting in winter, with its own wood burner, and adjoining the original galley kitchen and pantry. There is access to a washroom/WC from either the snug or the hallway.

A central staircase leads to a landing and two good sized bedrooms which share the use of a shower room. A doorway from the landing gives access to a rooftop sun terrace. No part of the property is, or can be, overlooked from outside. The only terrace which is even overlooked from within the property is that surrounding the pool.

The two-bed apartment (one double and one bunk-bed twin) has its own shower room, living room and kitchen. The studio apartment also has its own shower room and kitchen facilities. Both have sitting areas outside the respective front doors.

There is considerable parking space: just below the house is a double car port, while a large detached garage/workshop stands slightly above it. But an extended gravel terrace can be used to accommodate another dozen vehicles for occasional entertainment.

The words ‘spectacular’ and ‘stunning’ are sorely over-used to describe property locations, but each applies fully to this one. The house is tucked into the hillside overlooking Mojacar Pueblo. It offers a 300° panoramic view from the Sierra Filabres hills on one side, across the large flat plane surrounding the nearby historic towns of Vera and Cuevas del Almanzora to the Mediterranean and the 65 km coastline running north to Aguilas. There is no finer prospect anywhere in the ‘five-towns’ area.

Access comes via tarmac road from the main Mojacar-Turre road, and the driveway up to the front door has been freshly tarmaced. Natural gardens have been laid out to follow the countours of the land on terraces surrounding the house, and populated with appropriate Mediterranean plants, including several large palm trees. This has been regularly maintained even in the owner’s absence. Every terrace has a retaining wall.

This is a property which has been planned and crafted with care, skill and foresight, given the climate and well-known problems regarding both water and power supply in some areas of rural Spain. Bare description, even an accurate one, does not do it justice – it needs to be viewed to be properly understood and appreciated. Only unfortunate and unforeseen personal circumstances have brought it onto the market. It is a rare opportunity to find a dream home in a beautiful setting at an affordable price.
